Ever have a day when you have one idea after another and by the next day you seem to have forgotten them all? Well, we wrote some of ours down and thought the blog would be a good place for them.
People love coupons, especially hard to get ones. You love great residents. Why not find ways to get hard to resist coupons to your most defined, qualified target markets? If you’re close to the hospital, why not give ½ off three months rent coupons to the graduating class at the nursing school? Do you have garages and car ports? Give coupons to the car dealerships for everyone that buys a new sports car for six months free rental on a garage. Think outside the box, but only give a few of these and make them exclusive.
Still on pricing and promotions, why not offer seasonal service add-ons to bump other income? In the winter, you can add trash removal service and take residents’ trash from their door to the dumpster for a set fee. In summer, why not add a pool side bottle water and snack service for a monthly fee? Study hall for older kids during the school year could also be done fairly easily for a monthly fee. Use your business center or other common area and set up with school supplies, snacks and study resources. The parents of latch-key kids may really like this one.
Finally, how about your community setting up a March Madness bracket for residents? In fact, this could be year-round fun that all residents can participate in without ever needing to physically come to an event. Set up fantasy basketball, football or other leagues on websites that offer the service and let residents get in on the action. Coordinate resident events to go along with the drafts, game days or other aspects of the fantasy game for those that do enjoy physically coming to a party.
